Bahria Enclave Islamabad is a vast housing community in Islamabad that offers a luxurious living experience between the two cities. It is a complete housing development located on Jinnah Avenue (formerly Kurri Road), located within CDA Zone 4, Islamabad. It combines state-of-the-art facilities with a stunning view of the Margalla Hills. Therefore, it’s among the most sought-after locations to reside in Islamabad.
Bahria Enclave is only 20 minutes away from the center of Islamabad. It has many open spaces, family and sports facilities, and is a well-known place to live. The project has different-sized plots, houses, and apartments to meet the needs of today’s buyers. Thousands of families live in Bahria Enclave Islamabad, which is one of the best places to live in Pakistan because it is safe and healthy.
The developers came up with Bahria Enclave Islamabad in 2011 after the huge success of Bahria Town in Pakistan’s major cities. This housing project combines nature and luxury to give people in Islamabad a world-class place to live at a price they can afford. Bahria Enclave Islamabad is easy to get to from several important places. Also, it takes about 20 minutes to drive from the center of Islamabad to the society.
This residential project has all of the following:
Residents of Bahria Enclave have access to many open spaces, family activities, sports and games, and amazing homes. Also, this project meets all of the needs of consumers today. Bahria Enclave Islamabad is one of the most expensive places to live in all of Islamabad. It is better than other projects in Bahria Town because it is much smaller.
Also, many investors are already interested in it, so it is one of Islamabad’s most expensive private housing projects. As of now, thousands of families live in Bahria Enclave Islamabad. Residents not only have top-notch security but also live in a healthy place. Also, this society is one of Bahria Town Developers’ most successful projects. Since it first opened in 2011, Bahria Enclave Islamabad has grown quickly and by a lot. Residents of Bahria Enclave can live at an international standard. We’ve tried to cover all the important parts of this housing plan in this article.
The developer is undoubtedly playing an essential part in the success or demise of a housing venture. The Bahria Enclave in Islamabad is developed and owned by Bahria Town Private Limited, which is among the biggest real estate developers, not just within Pakistan but also across South Asia.
Another vast company that is involved in the construction work that is part of this project is HRL (Habib Rafique Private Limited). The company boasts of having developed numerous mega housing projects and national development projects throughout the Country over more than sixty-six years.
Bahria Enclave Islamabad rests at an attractive location that is perfect for living and investing. The community’s main entrance is through Kurri Road (Jinnah Avenue) and is accessible via Park Road. Additionally, the 2nd access to Simply Dam Road via Bhara Kahu is also scheduled to open soon.
Park View City, Pakistan Naval Farms, and CDA Park Enclave are located close to it. The main entrance is at Mouza A lot, though the society extends to Mouza Phulgraan. Bahria is a desirable project due to its stunning setting and easy access from many roads connecting twin cities.
Many families who love to call their home have settled at Bahria Enclave Islamabad. Bahria Town Pvt Ltd has displayed determination and professionalism in developing the housing society. Despite the challenging terrain of the community, Bahria Town has managed to provide around 80 percent of the organization within just a few years, and residents have begun living.
The infrastructure development is completed in the majority of this project. Societies that are developed have the most modern and basic amenities. In addition, they have access to necessities such as education, healthcare, and more.
It is possible to observe rapid construction in all the sectors within Bahria. Additionally, commercial and residential plots are available in new areas.
Park View City Islamabad, Islamabad Model Town, Green Enclave, FIA Park Enclave, Chak Shahzad, CDA Park Avenue, PTV Colony, Bani Gala, Farash Town, Alhamra Avenue, Barma, and Haider homes are all near this well-known housing project.
Also, close by is Gulberg Green, which is only a few minutes away.
CDA has already approved the NOC for Bahria Enclave-I.
This modern and beautiful housing society, which is spread out over 12543.11 Kanals, has a bright future not just because of where it is, but also because its NOC has been properly approved.
The layout plan for Bahria Enclave was approved by the Capital Development Authority (CDA) on December 29, 2020.
Here are a few of the most important parts of society.
Phase 1 and Phase 2 are the names of the two parts of Bahria Enclave Islamabad. Phase 1 is about 836 Kanal in size and has more than 600 residential plots.
Phase 2 is 1180 Kanal in size and has 400 residential plots. The society is made up of 15 sectors and the sub-sectors that go with them. They have names that go in order from A to P. Residential plots come in sizes of 5, 8, 10, 1 Kanal, and two kanals. Commercial plots come in sizes of 4, 5, and 8 marlas.
In the housing venture, 11 Marla Villas are also being built and will soon be for sale. The project’s management has decided to build a model villa to show what the project can really do.
This model house is open to the public so that people can see what it would be like to live in the area.
Let’s talk about each part of this society in more depth down below:
Because its construction is done, Block A is the most expensive block in the neighborhood. All the building work in the block is done, and the plot has been given land ownership. It is right at the entrance to Bahria Enclave and comprises residential and business plots. The block has up-to-date civic and business facilities for its residents. The work done on “Cube,” A high-end apartment building, is also being built as part of the project, and the owners will be able to move in after eight months. However, the land in block A is low and needs a lot of filling, making it more expensive to build on these plots.
Sector B is fully built and has all the amenities. In this block, the owners are also given back the keys. The only problem with investing in this block is that a few 8-Kanal, 10-Kanal, and 1-Kanal plots are below the road level, making the building cost higher.
Sector C is the block’s part with the Extension C-Kanal. Here are the specifics of this area’s sector:
C-1: Almost all of the development work in this block is done, with 90% of the work done and plots ready to be moved into.
C-1 Extension: About 80% of the development work in this area is done, and the rest is happening quickly. The owners of the plots in this area are given the right to live there.
C-2: About 70% of the block has been built, and only a few plots have been given possession.
C-3: 60% of the work on development is done in this block.
Sector E is right next to Sector A in the Bahria enclave. It is a fully built sector, and the plot owners have been given possession. Even though the sector has modern amenities and good development work, it hasn’t been able to attract many investors because of where the plots are. Most of the plots for sale in this area are below ground level, which is unfortunate and makes them not good investments.
The F and F-1 sectors are far away on top of a hill and have a beautiful setting. The views around these areas are completely mesmerizing, and they will make a beautiful place to live. Due to the rocky ground, commercial plots in F block aren’t being built on as quickly as they could be. Almost 90% of the time is spent on development and ownership. Prices for plots in Sector F-1 are lower because they are below ground level, but 60% of the building is done and has been delivered.
The G sector is almost done being built on. The land is flat and doesn’t need any filling. 5 Marla plots and 8 Marla plots have been fully designed and given to their owners. Sector G also has commercial plots, a great way to make money as an investor. Again, Sector H is a developed and delivered sector, and commercial plots in this sector are seeing a big investment increase.
There are problems with depression in Sector I of Bahria Enclave, which need to be filled. In this area, half of the plots have been given to people. The J block is popular because it is in a great spot in the community, which led buyers to invest in the area. Most of the plots are given to the people who own them. 10 Marla plots are already built, but 8 Marla plots are still being built.
The plots in Sector K have been given out, and the prices are higher than in other parts of this society. The ownership of 10 Marla plots is not yet granted, even though the plots are fully developed. On the other hand, the ownership of 1 Kanal plot is granted, even though the plots are only partially developed. Sector L is still being built, so you can’t take possession of plots in this sector yet.
Since Bahria Town City Center is in Sector M, it is the most desirable area. The city center is the most important place for business in society, so there is a lot more demand in this area. 10 Marla and 1 Kanal plots have been partially built on and have been given to the owners.
The best scenery and views can be found in Sector N. It is built on solid, fertile land and doesn’t need to be filled in any other way. Nearly all of the 5 Marla plots in the area have been built on, and half of the schemes have been given possession. 8 Marla plots are 40% developed and can be taken possession of. The least developed plots in this area are the 10 Marla ones.
Bahria Enclave’s Sector O is not yet built up. Only 20% of the area in sector P is being built, and possession has not been given yet.
Even though we’ve talked a lot about how all parts of society are doing in terms of development, let’s talk about how the community as a whole is doing:
The Bahria Enclave is in the process of being built.
Since Bahria Enclave Islamabad is a nearly finished housing development where more than 80% of the land is fully developed and ready for building, prices are likely to keep going up at the same rate as construction goes on.
Bahria Enclave Islamabad still has prices that are competitive with the market, and they offer more value and amenities for the money.
Even though the prices of Bahria Enclave are a bit higher than those of other Bahria Town projects, the prices are well worth it when you consider the location, the high standards of development, and the many amenities that will be available to residents.
The estimated costs of residential plots in Bahria Enclave Islamabad are as follows:
Estimated prices for commercial plots in Bahria Enclave Islamabad are as follows:
